Would you replace doors(perfect working order – just a little dated), fixtures in tubs and sinks? Bathrooms have wallpaper, not awful, but dated. Rest of house freshly painted, new flooring(hardwood and tile). Will those little things make a difference – are they worth replacing? Any other tips appreciated! Thanks.

Those little things will most likely make a difference ;it could mean the difference between someone buying your house and someone not bothering.When you walk into a house and it looks up to date and fresh, it makes you feel like you would be happy their and you would not have to do a lot to make it any better!
You would get the biggest return on your dollar by updating the bathroom. I would suggest removing the wallpaper and painting a neutral color. Replacing the doors – do you mean interior doors or your front door? If your front door is showing signs of wear it would be good to replace it – that will help your curb appeal! Interior doors are probably not a big issue. How’s your kitchen – is that updated? Good luck!
Think what you would expect from a house your about to move into. Sure, little odds and ends outta get your house looking better, but won’t really affect the overall value. Unless you want to do anything dramatic, you should just try to make it as new as possible. But if you have the money and are willing to add a new touch, you could try to good with some of the following:
Paint
Roof
Floors(stained, cleaned, new carpet)
plus as you mentioned just average updated stuff.
Though ask around more(like if you have Realtor that could give you ideas) even if you plan on selling by owner.

It won’t get you a much better offer, but people will be more likely to offer to buy the property if things all look nice and they can move right in. If you are doing a lease to own option, don’t bother. If there is nothing wrong with the doors and they work fine and don’t look like trash, leave those. I think I might replace the bathroom fixtures though, they tend to look worn out after a while and people don’t like to see that. Those things may or may not make a difference. The biggest places to do any improvements or enhancements are the kitchen and bathrooms. Those are big deals, so concentrate on those.
The first think I would do is FIX any problems with the house. Have a home inspection done if necessary. The buyers will have one done and they WILL find any problems and you will finally have to have them fixed. However, if there are a lot of little items, this will scare buyers and they may back out. In otherwords, fix them early so that the house is in “perfect” condition.
The 2nd most important thing is landscaping and street appear. If the house looks bad from the curb, it may NEVER even get showing. Many times buyers will tell agents, I don’t want to see the house because the outside looks back. Plus buyers will keep driving by the house many times to see it, AFTER they have seen the inside. Fresh paint and nice lawn and flower beds are the best.
