TexasRental: Can I Write Off Improvements Like New Fence, Repaired Walkway on My Property?

We are getting our current home ready to lease. Can we write off improvements/repairs we make before its listed as a lease, or do we need to wait until its listed?

    Improvements must be added to cost basis and depreciated/expensed over 27.5 yrs

    you will need to talk to a CPA to find the dividing line between repairs and improvements

    The property must be “placed in service” as an investment property in order to deduct repairs. See IRS Publication 527.

    No, you depreciate anything that adds value to the property, there is no right off for that.

    There are no rights offs period before you have income from the property, you can’t write off anything from 0 profit. You do not wait until it is listed to repair, you wait until it is occupied.

    You can’t write off anything unless the property is currently “available to rent” That means it’s advertised as being available even if no one has moved in yet and you are no longer living in it. It does NOT have to be occupied and since you are not a real estate professional you can have $0 income, write off expenses, and take the passive loss against your income. Capital improvements (like the fencing) are not an expense – they are depreciated over years. A repair is an expense so the walkway can be written off but only if it’s truly a repair – if you ripped out old one because it’s in disrepair and put in new one it’s depreciated. But again, this is all after the property is available to rent. Take the time to read through IRS Pub 527 if you going to convert your home to a rental and for at least the first tax year use a professional tax preparer. Setting up the initial depreciation of the house is extremely important and complicated if you don’t know what you’re doing.
