home purchased 7 years ago now inspectors are negative against earth to wood situation and wants all that removed etc and other home improvements are going to be needed. $25,000 seems like we are paying them to make the profit since the house is to be a resell investment

When you sell your home everything is negotiable, that the nature of the free market system. Tell the investor to pound sand and go on to the next bid.
Sell the house AS IS and you will pay NO COST for repairs. If someone wants your house they will buy it under your terms.

I use to search for realty prices by zipcode and/or city. Also-if you don’t see any data for your area you can email them your info and they will quickly post home data for your area and email you within a day or two. pretty convenient.
