…but your right its not the best for both parties as you do not have a fiduciary duty to both…..
contact every bank in your area and tell them you are willing to do a l2p program. Real estate brokers do not want the public knowing about it because it cuts them out.
Check your local HUD listings. Although, the best deals are the bank owned houses.
